With much of Fort Collins already built out and large parcels of buildable land hard to come by, much of the significant development that occurs in 2022 will not be in the Choice City but in its surrounding towns. 

New schools are set to open in Timnath and Wellington in the fall, driving adjacent residential and commercial development, while Windsor looks forward to growth of a sports park that could catalyze more commercial development.

In Loveland, the downtown area is slated for significant projects that could protect and reimagine historic properties.

So here’s a look at some of the Northern Colorado projects that expect to get off the ground, wrap up or take significant strides forward in 2022.

Amazon appears ready to expand in Loveland

Loveland is counting on new growth at the Interstate 25 and U.S. Highway 34 exchange, in and around Northern Colorado Regional Airport and near the fairgrounds.

Project Sugar: Perhaps the worst-kept secret in Loveland is a potential Amazon facility that could have a monumental impact on the city. Loveland officials have not disclosed the name of the company that plans to locate near Northern Colorado Regional Airport. Amazon officials have neither confirmed nor denied the possibility of building in Loveland, but all signs point to a second Amazon facility here.

In September, Loveland City Council approved annexing 152 acres of undeveloped land on the southwest corner of  71st Street and I-25 Frontage Road. The Trammell Crow Co. presented the annexation to council on behalf of property owners Thayer Family Trust. In addition to the annexation of what is being called the Loveland Commerce Park, the applicant proposed planned unit development zoning that creates standards for future development.

Trammell Crow has worked on several other Amazon projects nationwide, including a fulfillment center in Richmond, Texas.

City documents show uses could include heavy logistics, which include wholesaling/warehouse/distribution that provides a central location for receiving, storing and distributing materials. Heavy logistics uses are expected to generate 12 or more truck trips per day.

Loveland economic development director Kelly Jones declined to disclose the name behind what city officials call Project Sugar but said it is a large project the city works on every day. If the deal goes through, site work would start in 2022, she said. 

Amazon already leases 123,000 square feet in the Centerra development adjacent to the airport. The delivery center is the last stop for packages being delivered throughout Larimer and Weld counties.
